eazyRent Refund Policy

Important: This Refund Policy outlines the conditions under which refunds are issued for transactions on the eazyRent platform. By using our services, you agree to the terms outlined in this policy.

1. Overview

This Refund Policy applies to all payments made through the eazyRent platform, including but not limited to:

  • Security deposits
  • Rental payments
  • Service fees
  • Booking fees
  • Any other payments processed through our platform

Note: All refund requests are subject to verification and approval by eazyRent. We reserve the right to decline refund requests that do not meet the criteria outlined in this policy.

2. General Refund Principles

Service Fees: All service fees charged by eazyRent (currently 3% of the total amount) are non-refundable once a booking is confirmed and payment is processed.

Refunds are generally processed back to the original payment method used for the transaction. The time it takes for the refund to appear in your account depends on your financial institution's processing times.

Processing Times:

  • Approval Time: 3-5 business days for refund request verification
  • Processing Time: 5-10 business days for approved refunds to be initiated
  • Bank Processing: Additional 3-10 business days for funds to appear in your account

3. Refund Eligibility by Transaction Type

4. Cancellation and Refund Timeline

Before Payment (0-72 hours after scheduled payment)

Tenant can cancel without penalty. If payment was already made, full refund of rent and security deposit (service fee non-refundable).

After Payment (More than 72 hours after scheduled payment)

No refund of service fee. Rent and security deposit refunded only if landlord withdraws listing.

After Tenancy Starts (Active tenancy)

No refunds for rent or service fees. Security deposit refunded at end of tenancy after property inspection.

Landlord-Initiated Cancellation

Tenant receives full refund of all payments (including service fee) at landlord's expense.

5. Security Deposit Refunds

Security deposits are held to cover:

  • Property damage beyond normal wear and tear
  • Cleaning costs if property is left excessively dirty
  • Unpaid utility bills or other charges
  • Replacement of missing items
  • Any breach of tenancy agreement terms

Security Deposit Refund Process:

  1. Property inspection conducted within 48 hours of tenancy end
  2. Landlord submits itemized deductions (if any) within 7 days
  3. Tenant has 7 days to dispute any deductions
  4. Undisputed amount refunded within 14-21 days of tenancy end

Important: Refund requests must be submitted through the official eazyRent dashboard. Email or phone requests will not be processed until a formal request is submitted through the platform.

7. Exceptions and Special Circumstances

In exceptional circumstances, eazyRent may consider refunds outside the standard policy:

  • Property Misrepresentation: If the rented property is substantially different from the listing description
  • Safety Concerns: If the property poses serious health or safety risks not disclosed in the listing
  • Force Majeure: Natural disasters, government actions, or other unforeseen circumstances preventing tenancy
  • Landlord Fraud: Evidence of fraudulent behavior by the landlord

Note: All exception cases require substantial evidence and are reviewed on a case-by-case basis. eazyRent's decision in such matters is final.

Frequently Asked Questions

How long does it take to receive a refund?

Approved refunds are typically processed within 5-10 business days. However, it may take an additional 3-10 business days for the funds to appear in your account, depending on your financial institution.

Can I get a refund if I change my mind about a property?

You can cancel without penalty within 72 hours of your scheduled payment date. After this period, the service fee becomes non-refundable, and rent payments are only refundable if the landlord withdraws the listing.

What happens to my security deposit if I break the lease early?

If you break the lease early without proper notice or agreement with the landlord, the security deposit may be forfeited to cover costs associated with finding a new tenant and any unpaid rent as per your tenancy agreement.

Can I dispute deductions from my security deposit?

Yes, you have 7 days to dispute any deductions from your security deposit. Provide evidence to support your claim, and eazyRent will mediate between you and the landlord to reach a resolution.

What payment methods are refunds issued to?

Refunds are issued to the original payment method used for the transaction. If that method is no longer available, alternative arrangements may be made at eazyRent's discretion.
